In a recent conversation, Robins detailed how Switchee’s solutions are reshaping the way landlords manage homes, shifting from reactive repairs to proactive maintenance and resident-centred approaches.

Moving from Problems to Solutions

Switchee’s flagship innovation is its end-to-end mould solution. Built on over a decade of development, it uses environmental sensors to predict mould risks with precision. However, Robins emphasises that insight alone isn’t enough. “Boards were telling us they didn’t want to know about bigger problems—they needed solutions,” he explained.

Switchee’s mould service begins with accurate data, identifying the causes—be it poor ventilation, energy performance, or insufficient heating. Residents are then engaged via Switchee’s device and the Help Me Fix platform, which allows for remote triaging. This means residents can show the problem via video or photos, avoiding intrusive home visits while enabling timely solutions.

Partnering with trusted installers, Switchee ensures remedial work is completed efficiently. And the data doesn’t stop there—it’s used to confirm the problem is fully resolved, delivering peace of mind to landlords and residents alike.

Putting Residents First

A standout feature of Switchee’s approach is its commitment to resident engagement. With an impressive 90% response rate within 24 hours, the platform fosters trust and cooperation. By making communication easy and non-intrusive, residents feel more in control of their homes and the process.

Robins highlighted a collaboration with Help Me Fix, a service that enables remote triaging and support. This approach respects residents’ privacy, allowing them to address issues on their terms while still benefiting from professional input.

Technology and Partnerships Driving Change

Switchee’s solutions are bolstered by partnerships with industry leaders. For example, their collaboration with Ventaxia has integrated smart fans into the system. These fans monitor humidity and air quality in real-time, adapting to keep homes healthier while feeding valuable data back to Switchee’s dashboard.

The ultimate goal is to create homes that not only meet residents’ immediate needs but also contribute to long-term health and sustainability. These innovations align with Awaab’s Law, ensuring full traceability in addressing and resolving housing issues.

Beyond Repairs: Decarbonisation and Retrofit Education

Switchee is also contributing to the decarbonisation journey. Robins likens retrofitting to upgrading a car’s powertrain—it looks the same but functions differently. Switchee bridges the gap by educating residents on how to use their upgraded homes, maximising efficiency and comfort.

However, retrofits come with challenges. “Retrofitted homes can be more expensive to maintain,” Robins revealed, underscoring the need for tailored support and ongoing education.

The Future of Housing

While Switchee’s technology is transforming housing, Robins acknowledges there’s a long way to go. With only a fraction of homes currently benefiting from smart solutions, scaling up remains critical.

Robins is optimistic. “We can’t deliver what’s needed in housing with the current model. A data-driven, proactive approach is the only way forward.”
