Tackling Damp and Mould Holistically 

Damp and mould are persistent challenges, but Rosie’s team has gone beyond merely identifying structural defects. By analysing property data—such as heating types, construction methods, and repairs history—they’ve pinpointed high-risk homes and developed proactive strategies to address issues before they escalate. For example, they discovered that 1950s-60s bungalows with concrete floors are particularly vulnerable. This insight allows targeted interventions that save time, resources, and tenant stress. 

Listening to Tenants, Solving Problems 

Rosie emphasises the importance of tenant feedback in shaping solutions. For instance, when standard trickle extractor fans caused confusion and disengagement, her team opted for higher-rated models. Tenants preferred these as they visibly and audibly cleared moisture, fostering trust in the technology. Listening and adapting are central to her approach. 

Taking Time for Quality Repairs 

Gone are the days of surface-level fixes. “Our operatives now investigate issues holistically,” says Rosie. Rather than simply ruling out a roof leak, her team examines gutters, ducting, and ventilation systems to uncover underlying causes. Electricians carry tools like damp meters and anemometers to resolve issues on-site, reducing follow-up visits and delivering faster results for tenants. 

Empowering Through Education 

Tenant education is key to tackling condensation and mould. Rosie’s team uses visual tools and live demonstrations during home visits to explain concepts like ventilation and cross-draughts. Tenants see their homes’ data in real-time, learning how small adjustments—like running extractor fans for 15 minutes—can make a big difference. Follow-up reports, complete with videos and leaflets, ensure the information sticks. 

This educational approach removes judgement and fosters collaboration. Instead of telling tenants to “stop drying laundry indoors,” the team offers practical alternatives, such as drying clothes in a bathroom with the fan running. 

Using Data to Drive Decisions 

Rosie’s work is underpinned by robust data analysis. By monitoring environmental conditions across their stock, her team has identified thresholds for mould prevention, such as maintaining a baseline indoor temperature. This data-driven approach not only helps tenants reduce mould risk but also informs efficient use of resources. 

Upskilling Staff for Lasting Change 

Rosie’s commitment to training extends across her team. Staff from all roles—from neighbourhood officers to operatives—are equipped with tools and knowledge to identify and address issues early. Standardising language, such as explaining condensation as “water as a gas and liquid,” ensures consistent communication and builds tenant trust.

Rosie’s advice to other housing providers is clear: collaborate, learn from peers, and share data responsibly. “Social housing providers manage millions of homes,” she says. “We’re in a unique position to collect and use data to make meaningful changes.” 

Her forward-thinking approach, from investing time in tenant engagement to leveraging technology, demonstrates that healthier homes aren’t just about compliance—they’re about people. By prioritising innovation and empathy, Rosie is proving that small changes can lead to big impacts, creating homes that truly support well-being.
