A Vision Beyond Compliance
Patrick Berry, Executive Director of Property at Together Housing, shared his journey in a recent discussion. Starting his career in management consultancy, Berry transitioned to housing, driven by the immense potential for energy efficiency in social housing. He spearheaded a £120 million carbon reduction investment, positioning Together Housing as a sector leader. “If you’ve got 38,000 properties, energy should be a strategic business issue,” Berry explained.
Together Housing’s long-term commitment to net zero began with a 15-year carbon reduction strategy. This bold vision aimed not just to comply with regulations but to transform assets into connected, efficient homes. Berry emphasized, “We tried to get this not to be seen as a cost but an investment with returns—financial, operational, and social.”
Innovative Approaches and Data-Driven Decisions
Together Housing’s success lies in its ability to leverage data. Employing a data architect, the organization built a data warehouse to centralize information, enabling more precise targeting of decarbonisation efforts. This foundation helped secure grants and streamline project delivery, creating a “virtuous circle” of continuous improvement.
A standout project involves the installation of solar panels and battery systems across properties. Through partnerships, they’ve developed a commercial model to sell electricity at rates below the national price cap, generating long-term revenue while reducing tenants’ energy costs. Berry highlighted a pilot project that tested these systems, allowing the team to refine their approach with real-world data.
Proactive Repairs and Connected Assets
Transitioning from reactive to proactive maintenance is another cornerstone of Together Housing’s strategy. By connecting assets like heat pumps to the internet, the organization can monitor performance and anticipate repairs. This shift reduces downtime, cuts costs, and improves tenant satisfaction. Berry noted that tenants appreciate the proactive approach, likening it to modern car diagnostics: “Nobody wants to be without heating and hot water, and if you can predict issues, it’s brilliant.”
Facing Challenges with Resilience
Challenges remain, including the rising cost of repairs post-pandemic and the complex requirements for high-rise safety. Berry stressed the importance of a proactive mindset: “It’s about seeing challenges as opportunities to meet tenant needs, reduce costs, and create new income streams.”
Advice for the Sector
Berry’s key advice for other housing providers is clear: “Set objectives and drive your own agenda. Don’t wait to be told what to do—have a plan that spans generations.” His message underscores the importance of long-term vision and bold leadership in navigating the road to net zero.
