Introducing Healthy Homes Hub: A Vision for Healthier Living

Your partner in creating healthier, sustainable homes across the UK—Healthy Homes Hub is here to enable every home to a healthy home.

The Healthy Homes Hub is a pioneering initiative with a bold vision—to ensure every home across the UK supports the health and well-being of its residents. We believe that poor housing should never be the reason people fall ill, yet it is costing the NHS £1.4 billion annually to treat those affected by poor housing. When including societal costs—such as long-term care, loss of productivity, and mental health impacts—the total burden is estimated at £18.5 billion per year.

We are committed to changing that, especially in this critical period of upgrading 28 million homes to meet net zero targets. If done right, these upgrades will not only reduce carbon emissions but also greatly improve the health and well-being of millions. If done poorly, they risk making health outcomes even worse.

Who We Are and Why We Began

The Healthy Homes Hub was founded with a clear and compelling mission: to make every home a healthy home. We identify, promote, and share best practices, aiming to influence and facilitate meaningful changes in housing across the UK. Our work spans policy, practical engagement, and advocacy—we seek to integrate health considerations into every aspect of housing, from design and construction to policy development.

The Healthy Homes Hub was co-founded by Jenny Danson, Chief Executive Officer, and Lee Reevell, Chief Innovation Officer. Their journey began with a shared recognition of the critical link between housing and health. Lee and Jenny, with their backgrounds in social housing innovation and sustainable leadership, saw the devastating effects of poor housing on communities. They also heard from friends in public health, primary, and secondary care, who saw poor housing as a continuing cause of hospital admissions and readmissions. They established the Healthy Homes Hub to bridge the gap between health and housing, to provide education and share best practice with all stakeholders: landlords, tenants, manufacturers, contractors, supply chain, designers, academics, and government agencies and departments. Our core belief is simple: health must be central to housing, not an afterthought.

Our Focus: Making Housing Healthier Together

At the heart of the Healthy Homes Hub are our eight specialist hubs, each dedicated to a vital aspect of housing health:

  • Policy & Regulation: Influencing policy and regulations to ensure healthy homes are accessible to everyone. We are advocating for health to be embed as a core component of housing standards and policy, advocating for impactful change across the sector.

  • Data Metrics: Promoting the use of technology to monitor and improve home health including leveraging data and sensor technology to gather insights that can be used at individual, organisational, and sector levels.

  • Financing Change: Showcasing innovative finance models that support sustainable, healthy upgrades, creating a win for landlords, homeowners, and residents.

  • Thermal Comfort: Addressing issues like overheating in summer and underheating in winter, ensuring comfort and well-being throughout the year.

  • Resident Engagement: Sharing insights from behavioural psychology and best practices to improve communication with tenants and foster healthier home environments.

  • Safety & Compliance: Covering all aspects of building safety, from fire mitigation to compliance testing, ensuring safe and healthy homes.

  • Air Quality: Educating stakeholders on maintaining good indoor and outdoor air quality, including the prevention of issues like condensation, damp, and mould.

  • Retrofit Society: An action-learning program to help housing providers integrate sustainability, strategic asset management, and healthy homes into their operations.

These specialist hubs drive the work we do, ensuring that every aspect of housing health is covered, from policy to on-the-ground action. Our focus starts within the social housing sector, but our aim is much broader—to inspire change and healthier homes across all housing sectors.

Housing Sage: The AI Evolution of Healthy Homes

A significant milestone in our journey has been the development of Housing Sage, a virtual assistant that aims to become an essential tool for housing professionals. It offers instant access to regulations, best practices, policy updates, and practical solutions, all tailored to social housing. Over the past 18 months, Housing Sage has grown from an idea into a sophisticated AI-driven assistant that supports healthier housing by providing quick, insightful answers.

One of our frustrations in social housing was the fact that there were 1,500 registered providers all doing the same things differently. Think of the inefficiency here and the impact on the service provided to customers. Housing Sage wants to help by taking some of that load from housing professionals so they can focus on better outcomes for customers. For example, it can provide quick answers to regulatory compliance questions, reducing time spent searching through policy documents. Another example is offering guidance on best practices for tenant engagement, helping professionals adopt effective communication strategies more efficiently.

We hope Housing Sage will be more than just an assistant—it will be a partner in transforming housing into a foundation for better health. It is our belief that technology, paired with a deep understanding of housing and health, can make a significant impact in creating healthier living environments.

What We Hope to Achieve

Our vision is to be the go-to organisation for anything related to healthy homes. By connecting people, sharing insights, and advocating for change, we aim to transform the way housing impacts health in the UK. Every event, case study, and initiative is designed to make measurable improvements in the health of residents—to reduce healthcare costs, improve living standards, and create homes that people are proud to live in. We advocate for a whole-government approach to health, integrating housing considerations across all departments.
