AI Mould Testing

Farmwood, the ventilation systems service partner and indoor air quality specialists IAQ Services have joined forces in a new joint venture (JV) aimed to change the way housing providers detect and manage mould.

At the heart of this partnership is an AI-powered mould testing system offering accuracy, speed, and independent verification. The outputs of the system will, the JV believes help to set a new industry benchmark by tackling long-standing issues with traditional mould testing and enabling compliance with new legal frameworks such as Awaab's Law.

A Costly Legacy

The JV believes the housing sector has long relied on outdated, expensive, and often ambiguous methods of mould testing with conventional lab-based analysis often costing £600–£1,000 per test. There is some belief that these tests typically identify only a small portion of harmful moulds, with some studies showing that up to 80% of species go undetected using basic culture techniques.

Supporting Awaab’s Law

With Awaab’s Law coming into force in 2025, social housing providers must now address mould and damp hazards within fixed legal timeframes. This new AI-powered system supports clients with detailed, actionable reports within 24 hours, helping ensure compliance and faster remediation.

Housing teams receive RAG-rated reports, microscope imagery, and digital evidence to support remediation decisions and help build tenant trust. The testing approach is already being used by leading housing associations and local councils to help identify hazards early, track progress, and independently confirm successful remediation.

Setting the Bar: Toward a National IAQ Testing Standard

The goal of the JV is to help set a national standard for mould testing and indoor air quality (IAQ) in UK housing. By offering a reliable, consistent, and affordable method, the JV is hoping to drive industry-wide improvement.

This work supports industry efforts to develop a universal IAQ benchmark, ensuring every tenant in every home gets the same high standard of health protection.

Global Recognition and Local Results

Already proven internationally, the AI testing platform is gaining traction in the UK housing market. Pilots with councils and housing associations have demonstrated faster case resolution, increased tenant satisfaction, and enhanced legal defensibility.

With ISO/IEC 17025:2017 accreditation, the system is also suitable for legal evidence and policy use to ensure trustworthy, admissible, and independently verified data is always at hand.
